Named after Sleepy Cat Mountain to the north, in the National Forest, the resort is located on Rio Blanco County Road 8, which is also the Flat Tops Trail Scenic Byway, a recreational paradise.

The restaurant and cabins are only about 100 yards across the hay field from the White River with excellent fishing for Trout and White Fish. Two miles east is Lake Avery with good fishing. Across County Road 8 and bordering the property are 6,000 acres of Colorado Division of Wildlife land with excellent hiking and hunting. The National Forest and the Flat Tops Wilderness area are about 6 miles south and east of Sleepy Cat Ranch.
